How the calculation works

Loan-to-Income (LTI)

Central Bank rules cap borrowing at 4× gross income for first-time buyers and 3.5× for second/subsequent buyers.

Loan-to-Value (LTV)

Deposit rules: 10% for first-time buyers, 20% for movers, 30% for buy-to-let.

Affordability & stress

Repayments are typically limited to ~35% of monthly income (net of other debts) and stress-tested at your rate + 2%.
